WESTBURY JUNE 2024 RECAP

The next scheduled regular Board meeting is July 25, 2024

The Treasurer’s report for June will be provided with the July report at the next Regular Board meeting.

CDI – Engineer to conduct park infrastructure survey. Engineer bids will be gathered and the Board will consider the options. The status of Grants discussed and plans for use once received for the Capital improvements will be allocated to the Electrical upgrades and Leach Field replacements.

PMA -The board approved moving CFNE unspent funds to a short-term CD while plans for the Capital Improvements are being developed.

Rules & Bylaws Committee – 8 amendments approved by the Board and will be reviewed by ROC USA and if approved they will be presented to the membership on the ballot for the August annual meeting. Proposed amendments were included in the agenda sent to the membership prior to the regular meeting on June 27th.

Financial Committee – Met and discussed a proposed budget for 2024/25. CDI will meet with ROC to discuss their new policy regarding tree budget/expenditures being included in the operating expenses rather than in the Co-op reserves which makes it more difficult to keep the lot rent increases more manageable. More to follow once this meeting takes place and the outcome is known of ROC USA Capital’s final decision.

Maintenance Committee – pump house roof replaced, Brush hog will be rented to clear Leach areas. Magnet for Truck is being ordered so residents can identify when the Westbury truck is performing work. Water shut-off marker flags are being ordered and will replace the blue stake markers on each lot. The Box & shed will be painted and welded and attached to the dump truck with the chipper. Weekly maintenance of common areas are performed on Mondays and during the week when needed. The gutters over the office are scheduled to be cleaned. The mailroom continues to be cleaned regularly by one of the volunteer members of the community.

The pool opened on June 14th. All the notices, schedules and rules have been posted. The maintenance committee has repaired the tiles and continues to keep watch along with the pool attendants that it is running efficiently between our weekly pool vendor’s maintenance and adding of the chemicals.

Volunteer/Social Committee hosted recognition of the kiddos’ last day of school when exiting their school bus. Homemade ice cream sandwiches & cards were distributed to the kiddos. Music & bounce house was enjoyed by all.

The Co-op 5th Anniversary Celebration will be held on July 20th (rain date)
