Westbury April 2023 Recap

The next tentatively scheduled regular Board meeting is May 25, 2023

A warm welcome to our new neighbors Sarah M-118 Wyndham Rd & Heather H -118 Wilmington Rd. 106 Wentworth & 72 Wellington are sales pending.

Composting: An additional pail was added to the location. Our vendor will not haul any of the content of the pails as compost if it is contaminated. Should non-compliance with the CSWD regulations continue to occur the pails will be removed and the Co-op will no longer provide this service.

Landscaping bids and proposals are being gathered for this season.

The last group of Septic risers has been installed – rotation of a group of 50 will be yearly = 2019 riser installs are planned to be pumped in 2024 and so on.

Maintenance Committee *Westbury Green Up Day – May 6th – volunteers please meet at the office between 9:30/10:00a *Riser dirt removal has been completed *Equipment maintenance is ongoing. Grounds cleanup continues weekly. Roadside and corner damage from plowing is being repaired. *Pothole planning is underway *Catch basin cleaning is planned *Branch/Brush Chipping is underway *Volunteers are strongly needed (volunteers are how we help to keep our cost down which helps to keep our lot rent increases manageable)

Home/Lot Improvement Subcommittee Inspections continue to be performed once a request form is submitted to PMA. A committee member will sign off on the form if it is approved and let you know if a permit is required. Building permit applications can be obtained online or at the Town Hall if none are available in the mailroom. The Town will not accept an application without a coop signature that is on their list of authorized coop signatures.

Please contact the Colchester Fire Department (911) immediately if you observe any open fires occurring in the community.

Volunteer Social Committee – May 6th Green Up Day refreshments will be available for the volunteers. Summer Celebration Co-op 4 Year anniversary is tentatively scheduled for June 23rd, weather permitting.

June – Pool opening tentatively scheduled for 6/17/23 and closure for 9/5/23. Back-up attendant positions to open and close are available to Westbury residents. Pool rules and schedule will be posted soon. Scheduled Night swims will be conducted during July & August. Dates TBA.

Tuberville continues to contribute an assortment of food donations at the office porch on Mondays. Grocery shopping & delivery continue weekly. 2 slots are available. Please contact G.Pezzo at [email protected] for further information.

Capital improvement plans for the next group of electrical upgrades are underway. The State Electrical Chief Inspector will consult with our electrician on priority upgrade planning. Priority Leach field replacements are in the design phase. Capital improvements for the 2023/24 fiscal year will be discussed when the budget planning begins in June.

Home/Lot improvement requests are beginning to barrel in steadily. PMA will gather all forms on Wednesday of each week. Please review the post in this blog section blog, the WHAI FB page, or posted in the mailroom regarding the process, and it will help to expedite your request(s).

Drive-thru inspections are conducted regularly. Violations and those that have been resolved are recorded. The results have been fantastic!. All violations that are noted are based on Community rules & Town & State regulations.

The schedule of fees has been corrected, revised, and approved by the Board to reflect inflationary costs for third-party vendors so that the language coincides with the Occupancy Agreement/Lease and the Community rules. It will be sent to all residents as an addendum to the Lease in the near future.

The Rules & Bylaws Committee will be coordinating a meeting at some point in June to comb through the Rules & Bylaws. Board observations and resident requests will be considered during the review.

The Financial committee will be meeting in June to review the expenses and budget for the next fiscal year (10/1/23 – 9/30/24) and present it at the August annual meeting for membership approval.

Westbury’s Loan officer for the CFNE construction loan will be attending our next Board meeting to get an update on our Capital Improvement planning and spending.

The Village Project continues to collect petition signatures while we attempt to resolve the discrepancy on the Towns voter checklist.
