Westbury April 2022 Recap

Next tentatively scheduled regular Board meeting May 26, 2022

Treasurers report was provided for the month of March. It is available upon request to all Westbury Co-op members.

The Pool contract was approved by the Board- Projected opening June 15th to September 7th. Attendants and schedule approved.

Our project manager Jay Leclair outlined and defined the process of the electrical upgrade plans for Coventry Rd. to be completed this Spring/Summer. No other upgrades will be performed this year however emergencies will be addressed when they occur.

The Village project team will be forming a petition within the next 2 weeks. The answers to the questions that the Selectboard/Town Manager asked have been submitted in writing and are on record on their 4/26th Selectbard meeting agenda. Volunteers to gather signatures are needed. Please contact g.pezzo at [email protected]. This is the preliminary step to begin the process of forming an incorporated village. Nothing will move forward without the support of a strong majority of the registered voters that reside in Westbury Co-op. Any Westbury residents wanting to opt-out, don’t want to participate or be contacted regarding this petition or anything village related, the team is working on an method for this to be respected and accomplished. Updates for the project will be posted on the Village Project Facebook page regularly or you can contact g.pezzo at [email protected] for information and updates. There are voter registration forms located in the mailroom. If you are not yet a registered voter just fill it out and drop it in the office mail slot. For your convenience one of our team members will submit them to the Town.

The Construction loan closing was performed on April 20, 2022. A portion of the Capital improvements can now move forward for this year. Coventry rd electrical upgrade will begin in the very near future.

The 2022 batch of approx 50 Septic Risers has been completed for the assigned homes.

The Maintenance Committee is forming plans for the rest of the Septic Riser installation clean up to be done. So far approx 20 have been done. The Westbury Green Up day is scheduled for May 7th. Please contact Little Lou – Volunteers are needed. Louis.lamphere@ yahoo.com or Emily at [email protected] Weekly grounds clean-up is done regularly. Fallen branches and downed trees were removed. Equipment maintenance and repairs are performed regularly. Common area Leach field clearing was done.

The Common area Landscaping is being performed weekly by Oldtyme Lawncare LLC.

Emotional Support Animal (ESA) Dogs are only permitted in our community. Dogs must be leased at all times. A incident occurred on 4/30th with aggressive behavior from a residents unleashed ESA. A child walking another (ESA) dog was shaken and received some scratches. This was reported to PMA for followup. Thankfully the committee had the updated vaccination & registration on file. Please submit your updated pet documents to PMA if you have not already done so.

The Volunteers/Social committee will be offering refreshments to the Green Up Day volunteers on May 7th. Please do not leave donations in the mailroom or on the office porch. The committee has been discussing options in attempt to control the untidiness or potential hazard when items are left and not taken. At this time the suggestion is to offer them on the Facebook page. The committee is in the discussion stage of a 3 year Coop Anniversary event tentatively scheduled in July. More info to follow. Tuberville continues to provide donations when available for Monday porch drop off. ~ Grocery shopping service has 2 slots open for Westbury residents that wish for Tuberville to do their shopping and delivery weekly. ~ Tuberville has also coordinated with Westbury a service for delivery to those that are Colchester Community Food Shelf recipients. The Rule Enforcement Committee continues to do drive thru’s alongside PMA once a month to record resolutions to violation notices sent as well as record any new violations. PMA performs the drive-thrus independently throughout the rest of the month. You can view the violation policy in the document section of this website. Violations are noted if they do not comply with the community rules which can also be found in the document section of this website. If the violation is not resolved after receiving the scheduled notices, legal involvement will occur at the expense of the homeowner. Thank you all for your cooperation.

There was an item on the Board meeting agenda regarding the issue about boundary and stakes for each lot. Westbury lots do not have specific border or boundary lines. The stakes that some lots may have serve no purpose. Each lot is different in size and shape and each lot infrastructure contains a different path for utilities, secondary electric, water pipes, septic/leach field drainage etc. A Home/Lot improvement request must be submitted and Dig Safe (811) is required to be called for any projects involving disruption of the soil, however Dig Safe will only identify the Cable & GMP electric service lines. Residents must submit a home/lot improvement request so that PMA/Home Lot Improvement committee can inspect your request for location & safety of the infrastructure for your project as well as town compliance regarding permitting. The town will not accept any applications that do not include an authorized signature from Westbury.
