October 2021 – Recap

Next regular Board meeting is tentatively scheduled for December 9, 2021

The Treasurers report for the month of September was given and is available upon request.

The $7 lot rent increase will begin on December 1, 2021 which will bring our monthly lot rent fee to $503. The notice was sent to all residents prior to October 1, 2021. If you did not receive a notice please contact PMA to find out why you did not. [email protected] (802) 860-3315

If you would like to enroll in electronic banking please contact PMA or fill out the form in the mailroom and drop it in the office box. Once it is received by PMA they will begin the procedure and it will be processed for the next months lot rent. We still have the other options on how to pay our lot rent however there will be a delay in paper checks being posted to your personal checking account until around the middle of each month.

The CFNE construction loan commitment letter has been signed and the board will be discussing options for an attorney to use to perform the closing.

JLContracting ( Jay Leclair/Project Manager) contract was approved to oversee the electrical upgrade project by Essex Electric. Jay will be providing quarterly reports on the status of the work performed and the anticipated work to be done beginning December 9, 2021.

The Web Administrators description was approved by the Board. The Home Installation Policy was updated by the advice of legal counsel and approved by the Board.

Maintenance Committee is in the process of gathering bids for the underground fuel tanks removal behind the office sometime in the Spring. The Coventry Solar light installed appears to be providing some help with illuminating the entrance however we will know if it is effective once daylight savings time occurs and then make a decision whether it is worth putting one up on the Wedgewood entrance. The committee will discuss what options are available to locate the water curb stops that were unable to be found (31). Underground Locator provided an estimate however the committee would like to look into it further since they can not guarantee success in finding them and charge a daily rate. The committee continues to do their grounds maintenance weekly and keeping tidy our common use areas. Thank you for your continued efforts and contribution to our community.

Volunteers/Social Committee posted a notice that free Turkeys were available and the order needed to be submitted by 10/29/21. The committee will coordinate the pick up arrangements with those that put in their orders. The Volunteer/Social Committee will be providing a Thanksgiving home cooked meal. Details are posted on the flyer posted on this website, Westbury Homeowners FB page and the notice on the mailroom cork board. *The Appreciation Dinner has been rescheduled for the month April. Details will be posted as the time draws closer. *The committee would like to say sorry to disappoint that there was no Halloween event this year. The committee members had many personal issues to attend to and it was not possible to coordinate any events. *Tuberville donations and grocery shop delivery continue each week. If you are interest in participating in the grocery shop program please contact the committee chair. Thank you to the committee for all your efforts and contribution to our community.

The Rules Enforcement Committee and PMA have been doing a drive thru periodically to inspect for violations for the Community rules as well as take note on those that have received notices of violations and resolved the issue. Thank you to those who have made the effort to comply. There are still many violations and notices have been sent and ignored. Unfortunately the next step was/is needed to be taken and the attorney will need to send out a letter which becomes the homeowners expense.

Welcome to our new neighbors – Stanley & Gina P – Waverly Circle

Purchase of a new remote door lock was approved by the Board. This will assure that only authorize individuals will be able to gain access to the office when needed.

The Municipal Law Professor from Vermont Law School provided a presentation about forming a village. Questions were submitted by CDI, PMA, CVOEO & Westbury Residents and answered by the attorney. Those Q&A will be compiled and posted in the near future. The Board approved the request for the Village Project Team to move forward to the *Investigation* phase to gather information on all the details surrounding Westbury’s pursuit if we were to form a village. The main goal is focused on the benefits of becoming a municipality and how our lot rent could better serve the operations and maintenance of our infrastructure. This would eliminate our status of being private which would provide opportunity for low interest municipal loans, municipal state grants and other resources that at present are not available to Westbury.

The winners of the Plow/Village project drawings were announced and all prizes have been claimed except one. That unclaimed prize will be recycled into a new drawing in the near future.

Please check to make sure your heat tape is in working order. Daylight savings is November 7th. The mailroom automatic door lock timer will be re-calibrated shortly from that date.
