Westbury February 2022 Recap

Happy 3rd Anniversary to our coop on March 6th! and a Happy 50th Anniversary to Westbury Park!

The Leach field repair plans will begin for the priority fields that are failing and the others that are troublesome will be strongly monitor by P&P. Trudell Consulting Engineers (TCE) will be heading the project to begin as soon as the weather conditions permit. The Electrical upgrade plans for Coventry Rd and a couple of homes linked to the grid are planned. The work will commence when the weather permits. All residents effected will be notified in advance. Our project manager (Jay Leclair) will be invited to the March or April Board meeting to provide an overview of the project.

Treasures budget report for the month of January was provided and is available upon request.

The Village project continues in the investigative phase. Budgets and Charters from other villages are being reviewed in attempt to analyze and compare cost benefits as well as a comprehensive understanding of the value of the idea of becoming a village. The Enforcement committee will be doing drive thru inspections along side PMA on a monthly basis to review homes that have resolved violations as well as homes that need a notice that their lot has a violation of the Community rules. The updated policy for enforcement is located in the document section of this website under Enforcement committee policy.

The CFNE construction loan for the electrical & leach field repairs has not been finalized yet. It is still under review from our main lenders ROC USA Capital & NCB.

The Maintenance Committee continues to perform grounds cleanup, mailroom, walkway & porch clean up regularly. A water break and the shut off valve on Shannon/Wyndham was located, the vendor was contacted to perform the repairs. Downed trees from the windy weather were addressed quickly. Volunteers are needed for the Spring clean up. and light tasks for the Spring and Summer. Thank you to the committee for your commitment & all you do to keep our park lovely, well maintained and safe!

The Volunteer/Social Committee continues to organize the Tuberville donations and grocery delivery each week. The donations have been small the last couple of weeks however this should only be temporary. A snow creation contest has been posted from February 14th until March 14th for Westbury residents. Best creation will receive a $25 cash prize. The committee urges residents to please contact a committee member if they want to donate any items. Please do not leave any donations in the mailroom or on the office porch. Thank you to the committee for your efforts to build community, resources and events for our Coop.

Residents that would like a topic to be discussed at a Board meeting are welcome to submit a request to the Board president or PMA by the Friday prior to the next scheduled regular board meeting every 4th Thursday of the month.

* Please remember the importance of checking to make sure your heat tape is working and to inspect it yearly to help pipes from freezing. * Homes that have 1/2 slabs, tracks/runways etc. or supported and propped on blocks etc. is the responsibility of the homeowner to have it leveled periodically to help prevent sinking issues. * Homeowners that execute proper maintenance of their driveway will help to prevent water pooling as well as personal injury. * Excessive weight on the lawn can cause electric, leach field and/or water pipe problems. Please do not park vehicles, trailers, boats or storage containers etc on your lot. * Parking in the road is prohibited. The road needs to be accessible to emergency vehicles at all times as per Colchester Rescue. * Homes/lots that are for sale and are not in compliance with the community rules will delay the process for the Coop criteria for a sale to take place if the home is not in compliance with the rules. * House address numbers must be prominently displayed on the front of each home for emergency location. * Do not store items underneath your home, porch or deck. Easy access is imperative in the event of an emergency repair. * Sledding/sliding and climbing the snow mounds in the parking lot common area is prohibited. * Vehicles in a driveway must be registered and inspected with licence plates and required stickers. * Cats are required to have current vaccinations and a photo submitted to PMA. Dogs are required to have an Emotional Support Animal (ESA) letter from a qualified health care professional as well as current vaccinations, Colchester registration, and a photo submitted to PMA.
