Westbury Coop December 2021- Recap

Hope you all had a lovely holiday and wishing a you a New Year filled with health, happiness and joy.

Our project manager Jay Leclair attended the last board meeting providing updates on the electrical upgrade project for Coventry Rd and anticipated time frame to resume the project in the Spring. Also provided details surrounding an emergency electrical issue on Waverly that needed to be addressed.

The lot rent increase will begin on January 1, 2022. This increase will bring our lot rent up to $503 per month. The increase of $7.00 per month will work toward paying the Electrical Upgrade Construction Loan that has begun on Coventry Rd and is scheduled to resume in the Spring. Lot rent continues to be due no later than the 5th of each month.

Third and final notices were sent to residents with rules violations. PMA & the Rules Enforcement Committee performed a drive thru lot inspection on December 16th and of those that received the 3rd notices all but 2 lots were in compliance or have made arrangements with PMA for a short extension to resolve the violation before legal becomes involved. There are 2nd notices and 3rd notices that are being sent in the very near future for other violations that have not been resolved.

Barret’s Trees Service will be conducting out tree work to remove hazardous and potentially harmful trees as soon as their schedule allows. Residents will be notified when they will be on their roads.

New tax forms for the 2021 tax year in January are now called LRC147. If you have any questions please contact PMA.

The Village Project team has begun to contact other villages to request their budget information and specifics to help provide the team a framework and overview of the financial details of becoming a village. Investigation and research is ongoing.

We have received some questions about our Winter maintenance snow removal contract. Please contact PMA for contract details or if you think the vendor is not performing an adequate job. (802)860-3315 and [email protected].

The Westbury Holiday Decoration contest winners were announced on the Facebook group page and posted in the mailroom on December 21st. Regretfully the photos did not come out clear to be able to post and share with the community. Congratulations to 1st prize – 86 Wyndham, 2nd prize- 324 Walden, 3rd prize – 99 Waverly.

The Volunteer/Social Committee is planning an Appreciation Dinner event hopefully sometime in the Spring. This dinner will be indoors (venue TBA) and invitations will be sent to all residents that have volunteered and or provided any form of donation since we became a Coop. The planning has been somewhat of a challenge due to Covid. The committee is also discussing a plan to gather volunteers willing to oversee donations that are provided or left in the mailroom or office porch. This will insure that donations are kept tidy, safe and disposed of when not taken. Please do not leave donations unless you contact Kathy at [email protected]. The Tuberville grocery shopping and delivery is ongoing and has available slots open. Please contact Kathy at the above email address or gayle at [email protected] if you are interested in this service. A committee member will take your grocery order on Sunday and it will be delivered to your home on Monday between 10 & 11 am. There is no fee for the delivery & payment is collected at the time of delivery. The service is available to all Westbury residents.

Anyone who is interested in the the electronic banking option to pay lot rent can find the forms in the mailroom. This seems to be working out well for those who have already signed up. Those that continue to pay with a paper check will notice a delay in the process and posting of the payment by approx 10 to 15 days from the time the check is submitted to PMA since the new bank is out of state however once PMA receives our payment that date is recorded as the time the lot rent has been paid to the Coop.

The Maintenance Committee continues to perform weekly grounds maintenance weekly. Volunteers are needed to help with light tasks.

Please remember that additional occupants that are not currently on your lease need to be reported to PMA if they will be residing in your home for more than 30 days. An additional resident form with the fee of $63 will need to be submitted and background check performed. If that additional resident has a pet then all community rules and policy apply as well. This applies to visiting pets as well.

Any residents that have guests that have a pet will need to comply with all the Community Rules and policy’s even if it is for a short visit.

Wood & Pellet burning stoves are permitted however they must be installed properly and a Colchester town permit is required. Please submit a home improvement form and permit application to PMA. The town will not approve it without a Board or PMA signature.

There are many residents looking to hire a handyman to help with their mobile home projects small and large. The Board does not have any referrals however please post on the residents Facebook page if you know of someone interested in the work.
